1. Glazed or stretched belts
A belt that squeals on startup or shows a glossy inner surface is slipping, which drops airflow long before it snaps. Belts are inexpensive and should be checked at every cleaning.
2. Dry or failing bearings
A grinding or rumbling fan is running on bearings that are nearly gone. Left alone, the shaft wears and the repair moves from a bearing to a motor assembly.
3. Grease-loaded fan wheels
Grease builds unevenly on the blades, throws the wheel out of balance and vibrates the whole curb. The wheel has to come off and be degreased, not just wiped.
4. No hinge kit
Without a hinge kit, the fan cannot be tilted back for cleaning, so most crews skip the interior. Adding one is a small job that makes every future cleaning complete.
5. Failed grease containment
Cracked containment pads and clogged drains push grease onto the roof membrane. Landlords bill that damage back to the tenant, and it is one of the easiest problems to prevent.
